Summary:
Provides maintenance and janitorial services for buildings, automobiles, and grounds of Center facilities.
This position requires travel throughout the 10 county catchment area we serve.
PRIMARY DUTIES AND
Responsibilities:
Essential functions for every level Arrives at work or at assigned locations punctually and attends work with minimal absences.
Advises Managers remotely, and in person as necessary.
Accurately records time worked for purposes of compensation.
Works effectively both independently and as a member of a team.
Able to communicate effectively and professionally both verbally and in writing with a wide variety of individuals including both internal and external customers.
Maintenance Worker Level 1 Maintains the buildings to a professional standard of appearance, including but not limited to, vacuuming, dusting, emptying trash, cleaning windows and woodwork as needed, and noting any needed repairs and supplies.
Performs other minor maintenance activities including carpentry, painting, plumbing and electrical work as needed or as directed.
Reports the need for any major repair work to manager or team lead.
Cleans or supervises cleaning of restroom facilities to a professional standard of appearance, including but not limited to, sinks, toilets, urinals, floors, mirrors, and walls.
Requisitions needed supplies by following the Center's purchasing procedures.
Ensures that grounds around facilities are free of trash and weeds; maintains lawn area by watering, mowing and trimming; responsible for removal of snow and ice on sidewalk areas around buildings.
Performs routine vehicle maintenance (checking oil, brakes, etc.
); assists with scheduling and delivering vehicles to vendors; keeps fleet vehicles clean and vacuumed.
Routinely checks the Maintenance Work Order system for new tickets; advises supervisor or Level 3 Worker if the need advances to external vendor; follow up and close out tickets.
Maintenance Worker Level 2 (In addition to Level 1 and Level 2 Duties and Responsibilities) Performs routine building checks and maintenance in accordance with Center, Health Department and Fire Department guidelines.
Exercises judgement in identifying necessary projects, prioritizing task work to ensure efficient completion, application of applicable standards, and engaging/appropriately utilizing available support resources Supervises routine vehicle maintenance (checking oil, brakes, etc.
) and maintains vehicle maintenance logs.
Mentors and assists the Maintenance Assistant with various projects if needed.
Ability to self-direct maintenance projects including project identification and completion Conduction of Level 2 status is predicated on the ability to complete non-routine maintenance work responsive to customer and agency needs in the overall best interest of agency operations Requires travel within the entirety of the service area as needed Maintenance Worker Level 3 (In addition to Level 1 and Level 2 Duties and Responsibilities) Serves as team lead for all Center Maintenance Workers and Maintenance Assistants and has ability to oversee, direct, and guide the activities of other team members as well as coordinate with and apply directives from supervisor.
Familiar with and able to creatively and compliantly apply rules and regulations regarding facilities as set forth by the Behavioral Health Administration, local building code, and various generally accepted facilities and construction standards and agencies.
Obtains bids and organizes all Center projects, and under direction of supervisor, serves as a liaison between the Center and contractor performing pre-approved work.
Performs yearly facility inspections; reports to supervisor Center building projects; assists with facility budget.
Maintains floorplan database of all Center locations.
Works with Center offices to obtain and coordinate contracted work which may include lawn care, snow removal, HVAC and Elevator maintenance, and Fire Extinguisher Inspections.
Achieve NSPIRE (National Standards for the Physical Inspection of Real Estate) training to become HUD Inspection certified.
Requirements EDUCATION High School education or equivalent.
EXPERIENCE Construction and general maintenance skills preferred.

Ability to work in a variety of conditions, some hazardous, with regular exposure to elements such as extreme heat, cold, humidity, or dampness as well as loud noise, mechanical and electrical hazards, fumes, odors, dusts, chemicals, and poor ventilation Must be able to lift 50 lbs.
